Here is what you can check instead — and every one of these is independently verifiable, which is more than a testimonial can say.


What I have not done yet

I am new to real estate. I am not new to being responsible for an answer that has to be right. This site does not claim awards, sales volume, or years in the business, because I do not have them yet and I am not going to invent them. What I have is a method that does not depend on my tenure, and a thirty-year habit of refusing to sign off on something I have not verified. You can judge that directly — the entire protocol is published on this site before you ever call me.

A great many agent websites carry glowing unattributed testimonials from “J.M., Scottsdale.” You cannot verify those, I cannot verify those, and their presence tells you nothing except that somebody was willing to put them there. When I have real clients, their reviews will appear on Google and Zillow under their own names, where you can read them without my involvement. Until then this page stays empty of them, on purpose.

The method is published in full

Every diligence step, every test, and every rule is written on this site before you hire me. That is not marketing — it is a standard you can hold me to. If I skip a step, you will know, because you read what the step was.

The technical writing is public

Six long-form field notes on Arizona construction-era failure modes, water chemistry, moisture and microbial risk, and comparable-sales screening. Read one and judge whether the person who wrote it knows the subject. That is a more useful signal than a five-star rating from a stranger.

The license is a public record

Arizona real estate licenses are searchable through the Arizona Department of Real Estate public database. Look mine up. Look up any agent you are considering, while you are there — status, brokerage affiliation, and disciplinary history are all public.

The brokerage is not new

I am new. The transactional infrastructure behind me — compliance review, contract support, escrow coordination, and a broker who signs off on my files — is not. I would rather say that plainly than imply I built it myself.

I do not have a track record yet, and you would be taking that on. What you get in exchange is the thing that disappears the moment an agent gets busy: my full, undivided attention on your transaction, and a documented process you can audit at every step.

I am deliberately not taking on volume. You are not one of thirty files; you are one of a handful, and you will reach me directly rather than reaching an assistant.

Showing notes, the comparable set with exclusions, test results as they arrive. You will have a file you could hand to someone else and have it make sense.

A negative result, delivered plainly

"Do not buy this one" is a finding. I will say it as clearly as anything else, and I will show you the data that produced it.

An honest review at the end

I will ask for one, and I will ask you to write what actually happened. A qualified review from a real person is worth more to me than a perfect one I had to coax out of you.
