The historic districts just north of downtown, Willo and Encanto-Palmcroft and Alvarado, hold the oldest housing stock in the city, largely 1920s through 1940s. Tudor, bungalow, and Spanish Colonial Revival on lots with tree canopy that took eighty years to grow. These homes reward exactly the kind of materials analysis I do: galvanized supply, knob-and-tube remnants, original plaster, and crawlspace moisture are all normal here and all knowable in advance.
