Phoenix water is hard, and that is a line item on your offer

Valley municipal supply runs roughly 12 to 18 grains per gallon. That mineral load shortens water heater life, scales every coil in the house, and quietly raises your maintenance budget for as long as you own it.

Water hardness is dissolved calcium and magnesium, and it is measured in grains per gallon. Anything above about seven is classified as hard. Municipal supply across the Phoenix valley generally runs somewhere between twelve and eighteen, depending on your zone and your source. That places us solidly in the very hard category, and it is one of the more consequential facts about owning property here that almost nobody mentions during a showing.

I spent thirty years around water chemistry, so this is the part of a house I read almost involuntarily. But you do not need a chemistry background to act on it — you need to know what it does, where to look, and what it costs.

What hardness actually does

When hard water is heated, dissolved calcium carbonate comes out of solution and deposits on whatever surface did the heating. That is scale. It is an excellent thermal insulator, which is precisely the wrong property to introduce into a heat exchanger.

  • Water heaters. Scale accumulates on the tank bottom and on the element or burner surface. The unit works harder to move the same heat, runs longer, and fails earlier. In hard-water regions a tank heater that is rated for ten to twelve years commonly delivers six to eight without regular flushing.
  • Evaporator and condenser coils. Anywhere water contacts a heat-exchange surface, scale reduces efficiency, and in Phoenix that efficiency is running for five months a year.
  • Fixtures and valves. Aerators clog, cartridges seize, shower valves fail early. Individually cheap, cumulatively persistent.
  • Dishwashers and washing machines. Shortened service life and visibly worse results — the film on glassware is the same chemistry.
  • Detergent and soap consumption. Hard water inhibits lathering, so households simply use more of everything.

Where to look during a showing

This takes about ninety seconds and I do it at every property.

  1. Check the garage or the utility closet for a softener or whole-house treatment system. Then check whether it is actually in service — a bypassed unit sitting next to its own plumbing loop is a very common sight, and it is not treatment.
  2. Look at the water heater label for a manufacture date. Then look at the temperature-and-pressure relief valve and the surrounding fittings for white crystalline deposits.
  3. Pull a fixture aerator, or just look at one. Scale at the aerator is scale everywhere upstream of it.
  4. Look at the glass in the primary shower. Etched, permanently cloudy glass is a hardness signature, and it does not clean off.

If a house has no treatment, that is a real number and it goes into the offer alongside everything else the diligence surfaced. Not as a dramatic gesture — as one line among several, with a bid attached. Sellers respond very differently to a documented list of contractor-priced items than they do to a general request for a discount, in my experience of how negotiation actually works.

And if a house does have treatment, in service, with a recent water heater? That is worth something, and I will say so. Diligence cuts both ways. The point of testing is to find out what is true, not to build a case in one direction.

Hardness is not a defect to negotiate away. It is a permanent property of the supply. What you are pricing is whether the house is equipped for it.
